Also when you're a big roofing co, they buy in bulk, (Just like we do with our furnace's, HW tanks and flooring).

In the vaguely unlikely case that that cap rate and deal is real and there aren't any significant "gotchas," you should have zero problems finding co-sponsors for that deal.

It is a cultural thing for the area, and for other areas such as Michigan, Minnesota, Colorado, North Dakota, et cetera.

Now one thing some investors do here in Colorado is buy a 35 acre lot and then put in the well, etc.
