The BIG issue is the EX-Wife who wishes to maintain a life style she clearly cannot afford and wants to STAY in the home with the Children BUT cannot AFFORD to make the payments on such DEBT that would allow for that (thus her need for $300K +/- in extra proceeds that would in essence be used to make those payments for the 3 years)Sadly yes there are consequences when families break up, separation's and marital divorce happens.

Pray that the house has a fire break in the walls.

I can also see winter break being a time that families may use to look for houses, if they are looking to move.

For example, a plumber breaks a window.

They do a big fall festival and decorate for Christmas. 

That at least puts it in perspective for me as I determine how to break into the market.

Make sure they understand the investing side of the business and communicate well - communication and competence can make or break a loan.

This seems like a break down between the seller and the tenant.  

He lives a standard young professional life, so no damage or issues have come up in the past 3 years that could break any lease terms.
