I have to agree with the others in terms of not giving keys until the security deposit and the first months rent is paid.When I first started out I had a young, single female tenant with a baby who asked if she could pay the security deposit in payments after she moved in. 

It's close to all the authentic Asian restaurants, but not too close to get all the crazy drivers (not including myself of course).

Most buyers are Asians and Caucasians.

I was prepared to put 20% down, but they would have needed 40-50 down because the other side only had a letter of intent from an Asian nail salon (local operator/limited experience or data to go on).

One side will be a 'steampunk cottage' and the other one 'zen cottage' with Asian influences.

My dad says ********.he then starts his own brokerage and of course catered to ANYONE  white black brown Asian Hispanic etc etc who was qualified to buy our properties. and we did quite well..
