@Paul Choate, Excluding only rental income: You will still be subject to SE tax until you hit the limit for Social Security.

Jon Holdman and others, I think you are over thinking my original "challenge" ...I'm not looking for "data" or success "rates" per se...but given that there are 100,000 BP members, and at least some of them have found success wholesaling as newbies, and many of them are daily (if not hourly posters, LOL) I wanted to see how many of those newbies have a success story.

Most small multi will not really be turn key per se.. your best bet for those USUALLY is to find a nice commercial broker who specializes in that asset class.. there are some TK providers who do 2 to 4 units in the Chicagoland area as their specialty.

-depending on sale price, cap rate will be in the 8.8%-9.3% range. tenant paying under FMV; my agent thinks this could draw rent to equal 10-11% cap rate in 2024. probably gonna be in the $3.50-3.85/sq ft range.CONS:- the location is not a bad neighborhood per se, but it is a solidly industrial neighborhood of Columbus, Ohio.
