As of Friday I along with @Zachary Sargent are officially homeowners (technically our LLC's are) of a 4 unit property in Englewood, Chicago.  

The deed of trust is registered with the county so there is an official lien on the property and they could take the property if I defaulted on the loan.I have never been asked for a credit report or financial statement from any of my private investors.

I have an offer in hand, and the buyer has been shown the house and is moving forward with the sale pending an official home inspection. 

I also have an email from the Constrcution Code Official saying the Township had it demolished at their expense.

This has been my first month officially working with real estate specifically wholesaling and looking into buy and hold investments since I've realized I've always had an eye for it. 

For a recent tax appeal, I used Zillow to identify nearby sales within the last 2 years (using the map), then used the county tax records for "official" information. 

You'll probably need proof that you gave notice before you officially begin the first step in eviction....for...holding over?

Offer officially in as of today! 

I officially became a landlord today—my first tenant is all moved in and ready to go.
