So, you're not familiar with the issue of bird mites?

I was hoping you could shed some light on this issue...I have heard that in some states referral fees or finder's fees paid to someone (ie; Bird Dog, etc) after closing for letting an investor know about a property may or may not be illegal?

I currently Bird-Dog & Wholesale deals in my area to my pool of investors.

The next path that I am on is to locate mentors while I prospect for deals, killing two birds with one stone.  

I don't have bandit signs yet, but this would also be a great time for people that use signs to saturate the area. (2 birds, 1 stone)

Because when it comes to "Bird Dogging" & "Wholesaling" it makes the process a lot more complicated due to licensing restrictions.

Regardless, your tenants and the public have no notice of your powers until you record such a document accompanied by the death cert.

@Alison Michel its telling other agents that the disclosures are on the listing and there is an as is disclosure that needs to be acknowledged by the buyer and accompanied with the offer

On the other hand, he doesn't look at the houses ( we tried that he got bored and played angry bird the entire time), he doesn't do any of the research just signs after I have given the run down if he is in agreement.
