The summer months are extremely busy but still has significant bookings in the winter due to all of the winter activities near Mt.

You’ll have to do some research to figure out what will work for your winters. 

Just for fun, review the condo docs to determine if subletting is permitted. 

I visit Cali multiple times a year in the fall and winter.

I get spending money on an empty place isn't fun but I think with good flooring, you may more easily find a tenant and also will have less issues in the long term with a stained/gross carpet.

Our selling season ended, still no sale and we got into the winter months where mostly lowballers are out buying and that company convinced them to do massive price cut after massive price cut, blaming the market of course (super hot sellers market here when the property was first listed).

If you have a bad tenant your life wont be fun especially if you don’t have lot of reserves or a very high income.  

Makes it really easy and fun.
