I'm also wondering if anybody knows the costs and rules for bringing in water and power to a piece of land in these areas, I know it's different for each property but is there any possible way to get estimates on bringing in water and power to a piece of land I want to purchase before actually buying the property so I can create a general budget for buikding a home.

I did all the repairs per spec and under budget and was even able to add four palm trees to the front, a pool heater and fence in the backyard which should have made the value go up!

Normally does not wipe out government liens like IRS, demolition, mowing, preservation, etc.Some place it also does not wipe out water/sewer/utility liens.IRS I believe has 120 days to act after the foreclosure, I can think the other ones sunset.

Than, when an organization devises how-to and does it via pooled funds to operate at slimmer margins so they DO add rental inventory, next everybody howling gotta shut em down because now they can't buy homes at price they want.........

Obviously HOA fees are usually pretty outrageous when compared to properties where there is no HOA or it's a typical SFR neighborhood with typical HOA dues for things like cutting the grass in common areas, or servicing the neighborhood pool.
