One of the themes I heard over and over was when an investor was asked or volunteered what their biggest regret was, their answer was almost invariably the same - Their biggest regret was selling anything ever.They wish they would have never sold a thing.Your house has some great cash flow, its relatively new so your maintenance should be pretty good as well.

If the tenant is working - and who wouldn't want an employed tenant - during the screening process, call his or her employer to confirm employment and anything else they'll volunteer about the person like position stability and wage amount (the rental application must have language allowing you to do this).
