Utilities and other costs can either be pushed onto tenants or included as part of the rent (which can offer more protection for a landlord in some ways).As for the historical costs for running the property, if the seller is unable or unwilling to offer their accounting for your review, you can always contact the local utilities to get a historical average for that property.Hope this helps!

They are unwilling to allow you to let the repair person in and fix it at the earliest time, it's on them that they have to wait longer.

The inspection must occur at least six (6) business days prior to your estimated closing date.Satisfactory Roof Certification indicating roof is leak free and has a remaining economic life of at least two years.Satisfactory Plumbing Certification indicating no plumbing leaks exist and the system is fully operation.Satisfactory Inspection by a licensed professional to evidence there is no mold in dwelling.From conversations with the listing agent of the seller, I assume that the seller probably will be unwilling to undergo any repairs (money issue).
