You should have a broad inspection contingency in your contract (or even upon partner approval) and should you have no exit strategy you can terminate the contract.Probably not a great thing to do to someone who is hoping to do business with you, I'm sure it would leave a bad taste in their mouth - so be sure of the deals you attempt to write.

Also work done to their taste may not be up to your standards or the norm for the neighborhood and then may require re-renovating Also if they plan stay there until they die make sure they understand rent does go up over time.

As I am in MF deals as a passive partner and sometimes a principal I have to admit I have a bad taste in my mouth with respect to MF.I started in 2 value plays which took 3 years to get refinanced and have barely seen squat in quarterly distributions.
