The "early bird gets the worm" argument had a lot of validity when work was restricted to M-F/9-5, but we work in a technologically-enhanced era that lets us stop thinking about this question entirely and instead changes the question to:When do you personally work most productively?

I use DealMachine for d4d, they allow an “enhanced search” and @davidLecko recommended a site if they can’t find the leads info.

Repairs of about $15,000 (Texturing some walls, replacing all flooring, maybe new cabinets, one wall will need sheetrock installed, some new sections of hardy plank on the exterior, painting the exterior, some work in the bathroom such as painting and flooring)Our realtor claims that the selling agent won't budge on the price.

- Does the place have popcorn ceilings (8th picture, there is some texture on the ceiling) - Your hardwoods look god awful, like they need to be refinished, plus wood paneling -- yuck. (13th picture) - Probably one of the most dated kitchens I've ever seen (14th picture) - What appears to be a leak of some kind in the kitchen, top right (15th picture) - Drop ceiling...yuck (16th picture) - No pictures of bathrooms, but I bet they're a disaster.So lets recap -- this place needs a ton of work.

Problems:1) The sheetrock guy sprayed texture all over the stairs because he didn't cover them.

Although he has to to the mudding and texturing, so I’m still coming out ahead on that deal. :)It’s a small town so we don’t have markets but I would say for our town it is now in the B plus to A market of available homes for sale. 

Quality of Life enhancer for PIA Tenant!

When I have clients that just need a two bedroom system, I ask them if they would like to consider at least a three bedroom system in order to enhance future market value.

Interior paint, new drywall, texture, flooring.What was the outcome?

., solid core doors, widened old 22' door openings to 24', new laminate wood flooring throughout, 5/8' baseboards/trim throughout, tankless water heater, tape/bed/texture/new paint on all new drywall), etc.I'd love to hold onto the property as I have no compelling event forcing a sale.
