Do yourself a favor and do a rent comp survey of the area.  

@Amy ZemserYou can use Rentometer.com to conduct a rental survey to get a sense for the rental rate you should set them at.  

Finally, if you don't yet have a tenant in the place, the rental market survey on the appraisal will determine the amount you qualify for.Hope this helps.Robert Sepulveda

Just be cautious.Items a lender may ask for include the following: Your business plan with highlights about the market and need for your project, Proforma showing your land cost and construction costs with your projected income, ALTA/ACSM Title Survey, Title Committment, Phase One Environmental Site Assessment, Geotechnical Report and Construction Plans.

I had to have full architect drawings of the entire property, provide a copy of my survey, ect all to change a header that had rotted out on a back porch.

You are not dealing with demo, plans, architects, permits, surveys, constructions, loans, etc.

Have an asbestos survey conducted.
