I have no idea how much your place rents for, but it wouldn't surprise me if a couple hundred dollars is a lot of money for your tenants and a rounding error for you.

Surprisingly, this decision has led to building an Arbitrage business generating much more cash flow than I had imagined.

I would be surprised if you could get more than $2200 for a new 3/2/1 duplex in Lehigh.

But don't be surprised if they push back and state that it is not their responsibility since it wasn't in the lease.Next time, make sure you include landscaping maintenance in the lease....OR....what I like to do is include landscaping fees into the rent amount.

Surprisingly in my opinion Dayton is a better market because of the housing inventory market, tighter supply pushes prices up. check their average price against the rest of them.
