Pm me and I can give you the name of an agent, as far as management goes I do my own and don't really know of any companies that have a stellar name to recommend .Also, let me know what quality of areas you are looking to be in and I can tell you where to avoid.

Beyond that it's just been general maintenance and 'lipstick & mascara' (new paint & carpet periodically).I did have 1 long term tenant that did not treat the house very nicely, so there was a bit of cleanup after they vacated, but beyond that, I think my screening process has provided with, if not totally stellar, at least decent tenants over the last 20 or so years.

Rentals just want a good home in the Triangle that's conducive to school and work, so even if you're the only rental property in a stellar A class community, it doesn't mean that neighborhood isn't a good rental neighborhood.
