I personally never hear stories of the turn key provider spending extra sound proofing between units or investing in better quality fixtures or other high touch building materials so that the end buyer can enjoy reduced maintenance costs and better tenant engagement.

There are companies spending $100k a month on mail and all the smaller sized companies / people all get their data from same sources (like Propstream).To me it didn’t make sense to use the same info as it is extremely difficult to have any type of advantage Just for the record and for the fun ot it, I was one of those spending $2,000 a week (about $100,00 a year) on mailers and doing big time business.

I actually know one, she gets homes on MLS at 1/3 of ARV (really FUBAR homes), spends another 1/3 on rehabbing and then sells for retail to profit.
