One nice surprise that my contractor saw but didn't fully appreciate initially, is that the original stair cases are in great condition (relatively speaking) and can be restored rather easily.

Stating that tenants had been disconnected for non payment of $389.00 two months ago and that somehow the tenant had reconnected the shut off & water had been restored and they were billing us for damage to water meter and bills from date of disconnect-- regardless of it being a rental and the account NOT in our name because we are the property owner they are coming after us.

Someone came in and stole all the copper wiring which required us to pay extensive additional expenses for new wire, new sheet rock repair, and new paint to restore it to new condition.it also took longer than I expected to get permits, design drawings, and final inspection and meter installation.

Thankfully the tenant elected to stay at a relative's place and the water service was restored the next day, but it was certainly an eye-opening experience that has me rethinking my target price point for condos.
