Refresh Exterior landscaping, remodeled bathrooms and kitchens is what will get you the most on your investment.

I now set deadlines with payment penalties, and I know more about the remodel process so as to not be taken too easily moving forward.

I will have to register as a contractor though but I intend to do that anyway to be able to pull permits, I intend to do some of the work myself and/or by hiring temporary workers, I have a guy who can remodel a bathroom in about 2 weeks at at a rate of $15/hour for a labor total of $1200, try to get this rate from a contractor.

I was told by an appraiser that if I remodeled the property back to a single family property my appraisal would be much higher.

Need help.....I can't sell house in Allen, TX for 45 days now ( priced good and remodeled  ).

Do rooms need to be reconfigured or just remodeled?

A marginally a-float blue collar worker, with a family, at least one job does not have the time, focus or financials to maintain or especially remodel a home (work for equity).The long a go Gurus touting the virtues of buying super cheap junkers, with zero rehab advertise rent to own, or directly into Contract for Deed, zero rehab, put folks into those homes. 

Corrected utility billings, implemented conservation efforts, such as replacing all exterior light fixtures, tightened policies and increased curb appeal and remodeled office & interiors.

I would never do butcher block, maybe because I am in Florida, but I only see that on 40 year dated remodels.
