(I'll preface this all by saying that the numbers work out and put this opportunity just over a 10 cap) Here's the breakdown:Direct, quick, easy access to the highway, grocery, shopping, etc.A small grouping of duplexes and sfr, physically surrounded by well reviewed apartment communities with little to no current vacancy.What I find myself pondering is if all of the surrounding apartments are a negative (read: competition) or a positive (read: drawing potential renters to the area that may be interested in my duplex).The duplex rent is comparable to the similar sqft apartments.

From my preliminary ponderings and reading on this site, some options are:1) take out a loan against the completed house (supported by strong rent) and look into another investment2) sell and go cash strong into 1 or 2 other projects3) pursue a multi-unit.Of course these are simplistic ideas and I need to read a lot more, get my pencil out and run some scenarios.

Brian Burke & William Bannister...thanks alot for the great advice guys, it really was very benfitial...This was a topic that i've been pondering for along time. its like when your first starting out, it feels as if its almost impossible to get the wheels turning, but you guys made a great point when you mentioned KNOWLEDGE, TRACK REACORD, and pretty much a DESIRE to make it work...AS most have preached, doing smaller deals is what allows you to build the desired track record you need...Crawl before you walk analogy..GMThoughts Bp?
