I've been enjoying the risk free couch returns in this market but would rather have a 2% premium . 

(We had something similar happen on a purchase with a strategically placed couch that covered up a soggy wall and water damaged flooring).

It was terrifying, took literally every single dollar in my savings but I have no regrets.Currently-I am eating tuna and PBJ's, sleeping on the couch until the attic gets A/C and showering in the unfinished basement shower that doesn't have hot water.

With that being said I know people will house hack, rent out the rooms and sleep on the couch or convert the living room to another bed room.

Shawn Couch I haven't had to evict anyone yet, I did have a tenant that I almost ended up evicting but he ended up leaving on his own.

From my own personal experience, mattresses, couches and bed frames are worth extra money.

It's part of the business however you will also have years where you sit on the couch, everyone pays on time and you have no vacancy or repairs.
