I know going forward when we place new tenants, we will have all the paperwork sorted out (I am meticulous and organized) and have them pay everything online (complete with late fees, evictions, etc.), yet I didn't know if I could legally have these inherited tenants start paying their rent online, require rent be paid on the first, and include late fees, etc. since we did not inherent them through a purchase.

Take the time to learn all the ins-and-outs of parks, to include filling up spaces, renovating homes, selling homes (along with licensing requirements), carrying paper, crafting the correct leases and notices, establishing the right park rules, proper tenant communication, metering of utilities, and the list goes on...

This is why attorneys fight so hard when crafting PSA's in word doc form on commercial deals.As far as costs there can also be (opportunity cost) for the buyer meaning they put time and assets into purchasing your property over others and if you breach they can be damaged.No legal advice given.

That said, if you tried to dip into my business model after the fact (shame on you for not asking the necessary questions up front before crafting your lease) I'd first start laughing at you for the attempt at extortion, deny the 'opportunity' you're offering me by not agreeing to pay you anything above what's already contracted, then I'd start looking to relocate as soon as it was cost effective.
