If a savvy investor says that he tells others that in order to invest with them, that is ill-intent.I refused to interview him on my show, just got a bad gut feeling about him.Unfortunately the world is filled with bad actors who have bad intentions, and think they don't have to abide by the law.

They broke that contract by giving bits of useful information, but not in a take-home form and hours of:-- Tony Robbins knock-off, change your life rah, rah, positive thinking talks--Would-be actor impressions and dancing from the stage--Political, state of the economy reports (this was especially offensive if one did not share those views and if you have read a newspaper or listened to any news in the last year)-- Lengthy personal stories--short is OK--over an hour and more not relevant--AGAIN and again and again selling of the program which took hours of time--this was incredibly irritating.

You are better off spending the money on books or classes specific to what you want to learn. most of the initial speakers at these events are actually actors..

They usually break the law without even realizing they are doing it and without any malicious intent.Asking about race is an obvious no-no...we all know that and which is why it was an appropriate example for this subject.

I am sure your trainer has never mentioned this.Most hide behind equitable interest theory which is great but when its a scheme its selling RE without a license plain and simple.when your buying for your own account that's fine.. you close you own you do with them what you want.And I get it on hoarder houses I bought 5 in the last year that were not saleable accept for cash I am not even sure a HML would loan on them LOL.. so folks are kind of stuck I get that.but like your said lots of bad actors in this realm.
