You can hire a cleaner to clean, charge the tenant who left the space dirty and not leave your high-paying job to do low-wage work. 

It just seemed limited supply and expensive for whats left over.

Collecting rent from them months from now as you work to find a tenant would probably be difficult if they have left the state.
