With interest rates where you are, does that $100k purchase with $800 rent generate positive cashflow or does it take nearly $1000 to generate some cashflow?

The biggest challenge for being a great realtor is always generating leads and staying organized.

Ideally, I would love to buy a multi-family property and rent it out, I would consider house hacking but I mainly want to my first property to be one that I can improve on and have it generate income for me.

This is definitely not the cheapest way to get leads, but it is effective. 

This also leads owners to ASSUME simpler is better when it comes to management contracts.
