Scott, prices here are similar, a hair lower but certainly in line here as well.

Overall things will break whether it is you living there or an actual tenant, you may be more careful than a tenant but don''t split hairs trying to justify numbers when at some point in the future you will move out and still want it to cashflow at that point.Also a general reminder the 50% rule is not the end all be all it is an initial pass at the numbers so evaluate the deal based on actual numbers.

There's no greater or worse feeling Every time you see dust or REALLY ANYTHING of a small spec or a piece of your own hair tickle you And has you literally fully loaded with a flash light with new batteries(god forbid you run out of batteries). 

I recommend that if you want to wholesale, to just limit your information intake for the whole selling arena and take action when you feel almost ready…you will never be 100% ready, and with laser focus vision and action you will learn that the knowledge is truly in the engagement and practice of the unknown.

Also by committing to the effort full time I will be laser focused on making it succeed, and ready to jump on deals (on which the numbers work) without hesitation due to any work commitments, etc.
