Maybe you should consider selling your SFHs as some have suggested and trying one larger multi family with a full time property manager who will give you month end statements and end of year reports to give to your accountant at tax time.

There's a lot of opportunity for that in the Highlands area of Denver with some of the older larger homes there and also in Arvada because the hills make it so that some basements are walkout and can easily be divided into an up/down duplex. 

If the fixes are cosmetic or minor, that’s a big plus, but if there are larger repairs (roof, plumbing, etc.), ensure you budget for those.

Now I've got my choices down to just a few at which point I'll look at reviews, but the usually I don't have a lot of choices so even with a couple of bad reviews, I will likely still book and set my expectations accordingly. 

The numbers are better, the city is growing and going through major revitalization, and it's a much larger city with name recognition. 

You are living next door for a year so your choice to rent to someone may have a direct impact on your life (unless you are not home most of the time).Cheers and good luck!

here are my stats on 6 months being with them (not by choice but they acquired the property manager I had in chicago) I have 22 units in 4 buildings    Rent 22.5% lower rent      Expense 34% increase in expenses Also all expenses are way above market rate with minimum oversight for vendors overcharging or proper negotiation for volume work.
