I recently purchased a guide on how to wholesale properties. I conceptually understand the process however it seems like a lot of legwork. Im down to put the work in but want to know 2 things...what would be...

I suspect he damaged the pan while removing the drain, but it's hard to prove.I would hire another plumber to investigate and see if they can find evidence of damage caused by the first plumber.

Any tips/suggestions on getting started would be great!

The building might never be a total loss but you very well could have a liability claim big enough for the insurer to investigate that.  

My advice is educate yourself by learning online and connecting with multiple of investors willing to give you tips. $20,000 is way too expensive in my opinion.
