I can say after trying multi level marketing, starting an automobile brokerage company, developing and deploying day trade systems, the easiest way to design the ideal life is through real estate.   

Owen, although I agree for the most part of your analogy, I disagree with the notion that cash flow is somewhat immune trends and fluctuation.

Maybe the ibuyers…..just the automobile ibuyers are over paying to get market share and in the meantime losing huge amounts of money. 

First, LLCs don't give you complete immunity from liability.

Or when the world has some measure of herd immunity?

I don't know any place that's going to be immune to the price drop.

I do not believe that some silly piece of paper is some how going to immunize me from carelessness.

If you can afford $15000 cash, you can allow yourself to buy a $15000 automobile. 

However, now that I'm in the market I'm not immune to adjusting my strategy for opportunities in that geographic market.  

More importantly strengthen your immune systems, be safe, & prepare.
