When one person moves out, their private bathroom and bedroom is cleaned, but I don't have the shared space cleaned.

Several of our out of state investor clients are securing very healthy terms on CRE including apartment complexes and industrial warehouse spaces with as little as 25% down and rates currently ranging from 5.5-%-6.75% on 25 year amortizations. 

I'm excited to learn from all of you, share my own experiences, and grow together in this space. 

As far as the practicality, you want to look for homes with somewhat separate spaces, and theres an app now called padsplit that I've not used but have heard good things about to help with the management nuance of it.  

I think this property is a great site to build a mixed-use space.

As others have pointed out the technology that exists in the space makes communication quite frankly one of the easiest parts of the business at this time and tenants as well as clients have grown accustomed to having quick and efficient communication options at their disposal.

The most popular ones I hear of in the space are QBO - Quick Books Online and Xero.

Is that less desirable than a property with 5 bedrooms with walls, but less convertible entertaining space that could be used for movies, gaming,etc?

Most of the software I have seen looks solely targeted on the short term rental space.
