I checked with my realtor, who also checked with her broker and they felt that the personal contents transfer to the new owner of the property at settlement.I realize that I'm standing my ground over a $200 lawn mower, but feel like if they were given the items, they should've been removed in the months prior to the owner I purchased the property from listed it for sale and also settlement. 

This one tree I own in the backyard of my rental has died and needs to be removed.

What should my next steps be to get the tenant removed?

Luckily I am mostly invested in a state that is still Landlord friendly and it is easy to remove tenants that stop paying.

First time ended in a lawsuit that cost me close to $40,000 and the second time we had to get the banks lawyers involved to sort out removing someone from a mortgage.

If you ask the manager to justify a fee and he starts hemming and hawing, move on or require them to remove the fee.

I signed up for Deal Machine but it looks like they already removed the texting feature but I do like the driving for dollars function.

After they removed the carpet I found the puddle marks and cleaned and primed over.  

We have only had to pick up one yard in 5 years and this was due to the fact that we were selling the property and just needed it to be removed ASAP.
