I'm on the Board of Directors of the Rental Owners Association of Lane County (over 1,300+ members representing over 20,000 rental units!). 

The manager had all the maintenance records, so we knew going in that the previous owners had let them slip a bit.

As far as I know, I don't think software like Stessa or Baselane can really track anything related to multiple owners/partners. 

However, the property cannot be owner occupied.

If you're going to owner occupy and and want to benefit from some rental income then I'd go for it, but if you're looking for some combination of appreciation and cash flow there are better places to put your cash.

The critical factor is whether the property owner can demonstrate that the sale or settlement was made under the threat or imminence of condemnation.

You will definitely come out of pocket WAY more with seller financing than with the lowest owner occupant loans.

Should that property be sold again in the future, the property owner would convey all rights to the buyer EXCEPT the oil rights that were no longer the landowner's to sell.

My objective is to buy about an acre of land, that is already leveled, access is being done, and utilities are going to be 5 feet from the property; and then build 3-4 shell retail spots on my plot, owner occupy one of them with a business and lease out the others.I am meeting with a developer this weekend, but have some wrong numbers regarding the average cost of building a shell space.
