I googled contingencies; now I know what they are!

Or  that Google street view showed a building but it was demolished a few months before the sale. 

I would interview 3 contractors off of google with good reviews and go from there

I currently use Quickbooks, a few Excel Sheets, and Google Calendars for everything.

Google RE centric lawyers, call the largest property management companies in the areas for lawyer rec's, or local investors or investment centric agents in the area to find a good one.

Look up their reviews on Zillow and Google and see if there is investor feedback.

Multiple, billion dollar companies are investing heavy in our area, such as Intel, Google, and Amazon.
