If you can't make the agent understand the offer what makes you think you can get the seller to "get it" with the agent sitting there shaking their head?

Although in this instance I think it's more out of what could be termed ignorance versus having their heads buried in the sand.

You're putting the roof over your head on the line if anything falls through, so of course there is some risk with that option.

Imagine if we were stressed, having zero idea when or if our kids can have a roof over their heads.
