Seems like only you would know the answer to that question - if you can work an hour of overtime at your job and get $50/hr, if a deal requires you to mow the lawn or something for an hour shouldn't that be valued the same way (I would argue yes). 

You need to have the proper zoning which is hard to get but also the licensing to operate an STR which, without it you will not be able to post on AirBnB and VRBO.

However, depending on who you talk to, there's speculation that it may or may not be extended with whatever new legislation gets passed for tax law changes.

Getting a pro account at HD or Lowes might be a solution.

no reason to go further away than that - just makes it harder to get started and makes you more reliant on your team, which is harder when you're starting out.

When I think of the amount of cash flow that I could get from each ATM as compared to the initial bash flow from even a $300k rental, it seems like its a good way to go.
