I personally don't like a HELOC unless it's for short term costs that will have an easy exit strategy - ie: a BRRRR - use a HELOC for the rehab, then refinance and pay off the HELOC.

I just reveled at a companys lead strategy that lead from the website directly to whatsapp.

Most fail pursuing the smaller asset strategy because they they lack the organization skills noted above but also because they do not understand the asset class in which they invest.

How much can you budget for furnishings and all kitchen items and creature comforts for the ones you want to MTR.If you have a vacant 6-unit, you have great possibilities to try all strategies.

I would advise picking one of those strategies and rolling with it.
