I expect economic activity to slow, rate cuts to deepen, housing activity to accelerate and USD purchasing power to continue weakening.

If you can afford to wait to see if things will decline further, more power to you, just know that it’s not certainty.

That way I’ve got the bargaining power of cash with a quick close and a super clean offer, and the benefit of financing later to get the best return on equity/ COC.

As a GC myself I would be extremely leery of working with someone who suggested those approaches to you.
