FYI:  the main unit is listed as a 3/1, but we found that it is really a 2/1 - the 3rd "bedroom" is technically a den and is a walkthrough to the 2nd bedroom upstairs.As we looked at the property late(r) in the evening, we weren't able to view the exterior/roof of the property very well. 

Exteriors of the home are in average condition.

Hi Jake,Thanks for your response.I didn't budget for future maintenance & cap ex.How much would be reasonable percentage for them as I just  need to cover interior of the home as exterior is covered by HOA?

There is definitely some minor exterior work that can be done-cleaning up landscaping, adding shutters, finishing the fence, edging the driveway, etc.

In my trade I do framing, siding, interior/exterior trim, flooring, roofing, and much more.

The master policy (covering all exteriors of structures) may only need landlord insurance that covers the interior walls, ceilings and floors of the condominium unit.ConsiderationsHomeowners should consider two other issues.
