However, for 1 bedroom units & studio/efficiency units we do not experience any push back from prospective tenants regarding electric heat.  

As a newbie, I too have thought about starting a property management company, however, for me the goal would be to build relationships with potential sellers, as well as have the systems in place to more efficiently run my personal property(ies).

Property has 14 units and they will probably take $375,000, 10 efficiencies and 2 2BR.

The house is all electric and very high efficiency with LED lighting, low flow toilets, brand new heat pump providing heat and air conditioning.The majority of respondents to my renter profile respond that they don't meet the minimum 600 credit score.

I have always tried to get my properties as close as possible for efficiencies of self-management.

Its something i definitely enjoy and take much pride in when it comes to quality and efficiency.  

The owners split the house in two while enclosing the garage to create a 3/1 and 2/1, in addition they enclosed a back patio area to make an efficiency studio area 1/1 no kitchen. 

A few reasons: turn key sellers take all the equity out up front and it is single family investing, not large multi.Large multi allows for efficiency and economies of scale and/or buying dozens of SFs within a few miles.

I'm considering replacing it because:* Can be marketed as a new, high efficiency heating system.* Less likely to break down and need repairs* Will cost about $2K to replace - and I think could add much more (I'd imagine $6-10K) to the appraised value.Is it worth it?
