I would almost always go for more doors and more tenants for better diversification. 

I currently have both short term rental properties and a single family home and I enjoy the diversification that the different strategies offer.

If for not other reasons than diversification and portfolio growth. 

(There’s no wrong answer, I’m more curious).There’s so much we could dive into but the most important thing is diversification.

I’d imagine the cost of fresh water and food will continue to increase in price and I’m wondering if the Great Lakes region might make an attractive diversification to our long-term portfolio.. the central location and access to fresh water should make it an attractive place to live but winters can be a bit unwelcoming. 

He is the master of diversification so it was spread out over commercial and residential asset classes but they all cash flowed.

Cash flow, diversification, hands off, lower risk and you still get the amazing benefits of long term appreciation!

And I feel the ideal portfolio can benefit from the diversification of both.Directly owned residential properties are great because they give you maximum control and the ability to tweak them exactly how you want.

Do you have diversification via other properties in your portfolio or would this one property be the lion's share?

I'm local to Denver and invest in Colorado and out of state for diversification.
