Many don't pick up the phone past 5pm or before 9am, don't work on the weekends, only push files in and do not really review them, and are difficult to get a hold of. 

It’s been unable to sell because the original house was a single wide in the 70s that was then added on to.This makes financing either difficult or very expensive for people (especially since it’s a low price point and mainly first time buyers).We would be paying cash - so it’s not an issue for us.

In general it's really difficult to judge pricing as others have pointed out it changes drastically from area to area, state to state, building to building.  

Realistically it's going to be difficult for you to actually collect the remaining rent amount if the tenant refuses.

I am thinking to steer clear of any flood zones unless they already have an ADU on the property, because it would be very difficult to get one approved on a flood zoned property.

The ONLY reason its difficult to raise funds is if the deals is not good.

That made things very difficult for us... and now..
