It's either or in my opinion, either you charge a 'break up' fee and then you assume the liability of filling it quickly, or you don't charge and they assume the liability of paying until you can fill it.

In my opinion Florida is headed for a downturn in the local real estate market.

In my opinion you can't fail unless you don't screen tenants correctly, buy in a bad neighborhood, or get over your head with a rehab.

Cincinnati is a great market to start, in my unbiased opinion:) A lot of opportunity and different avenues with LTR/MTR/STR approaches.

I do want to give them benefit of the doubt but I also want your smart opinions.

Regardless of the mold though, In my opinion, the best way to scale is to rehab, sell, and reallocate until you have enough capital to buy the units needed to reach your long term goals.
