Seeing some cold-hearted, business only decisions from my fellow landlord colleagues in other threads.

Then you lose an eviction case, have a hostile tenant, and still have unpaid rent.Of course my heart sides with your view -- I'm not subsidizing this pandemic out of my bank account.

@Blake Hansen - my heart goes out to you and your wife, I can't imagine the stress you're feeling today.

@Laura CardenasI think your heart is in the right place to help your tenants out but you will be opening the door for problems and you'll be volunteering to subsidize your tenants' lives. 

While we can do as much as we can, there ultimately will be some onus on the interested party to do their due diligence to ensure the property they are interested in is a good fit and this should be a reminder point.I whole heartedly agree, encourage and believe it is a must to speak to the interested party virtually via WhatsApp, FaceTime, Zoom, Hangouts or some other medium of your choice as part of your application screening process.

But you can have the heart to heart talk and tell them that you will agree to cancelling the lease if they are not happy with the property. 

I'd like to get your input on the headlines I've curated from your thoughts as well as the OPPORTUNITIES that lie ahead (I'm a smiley optimist at heart):The biggest headline I see is DO NOT BUY (right now): I hate making blanket generalizations, however it seems foolish to think otherwise.

This is a parable and if you look at Matthew 18:35 it says "So will my heavenly Father do to you, unless each of you forgives his brother from his heart."

Lastly, have fun, this business isn't for the faint of heart and a lot will get discouraged because they aren't making the money they thought they would within 2 months.
