You should trust yourself and not compromise your core beliefs in pursuit of success, whether it be a conscious decision or just a naïve one. 

They will make you X-Ray and core sample the existing slab.

They would be compelled to stay longer for assistance with their down payment and to keep the property in a better condition, higher rent means more money to us and them.

However, If you know the market you want to invest focus on building a Team or, how David Greene calls it, your core four.

Hence, this is why OOS investors talk about the importance of developing your core four (agent, pm, lender, contractor).

The other is to niche down your list so much and send them a mail piece that is ultra-compelling because you know exactly who they are, why they want to sell, what their problem is, how they are feeling emotionally about their problem, and how you will solve their problem.
