I thought that was a clever use of space.

For us, for example, in the last 12 months we've spent about $1000 on soft materials - replacement linens, towels, mattress covers, etc. $7k for furnishings must be thrift store/side of the road stuff; we had to replace a queen size bed & box spring earlier this year and even on sale, and being a relatively "economy" mattress, delivered it was $600. 

We could have easily also dropped by unannounced if clever agents are thinking that the buyers will never meet the sellers.  

However, if you provide services to your tenants such as maid services, linen changing, food services, or concierge services, you will need to file a partnership return.

Unit next door was already furnished, but we modernized some of the furnishings and updated all of the linens + accessorized the unit with high end art and decor to make sure it would rent out at a premium rate.

Similar in cleverness to what @Wanda Wilkinson suggested, but an office’s value is likely more directly rentable.

Furniture, kitchen wares, linens etc. to make the whole place “turn-key hotel room ready” will run you about $6K-$9k.

One renter lost $150 of her security deposit due to extra cleaning and damaged linens, but not a big deal, it was just a pain, nothing out of my pocket.I use a standard lease for tenants, prepared by a lawyer.

This is cleverly hidden in the listing.Clearly, besides the fact that that property is overpriced on bogus numbers, it is a pretty deadbeat move that hurts this business.
