Purchasing and owning duplex by 2 different individuals without LLC

Hello There,

I with my friend is looking to purchase / place order for duplex with individual ownership. Just want to confirm if that is possible to begin with without going LLC route.

All I am looking to know whether it is possible or not, if so are their any implication like getting separate loans, individual tax filings, later selling them separately etc or terms associated with repairing common area etc (something like HOA if needed) that i should be keep in mind.

I’m not sure how California works but here in Ohio, you are able to put both names on title to property and on the mortgage.
