Pets can do much more damage than just scratching up floors (i.e. peeing on carpet, eating blinds, chewing on molding, etc.).

This have been difficult for me because I have not yet done a transaction, I’ve sold some homes as a Realtor, but I feel like with how appreciated our market is, the price I would pay for the 4 units would be higher than the rent (unless new paint, carpet, and appliances were added - then I could increase the rent)...my biggest area of difficulty though is the MATH.

I know it needs a new roof, new appliances, possibly new carpet in at least 1 unit, Needs exterior paint and the deck needs work.

I would be living 30 min away from property and can self manage and do paint, carpet, minor stuff.

At the end of the day I was able to have new flooring (carpet and linoleum) as well as paint in the entire house.

My rough estimation is $3,000 in renovation, that includes the side skirting and siding and carpet and new laminate in the kitchen.

Hello,Long story short:  Tenants didn't pay last month's rent and damaged carpeting with smoking (prohibited in lease) and other stains, left significant junk to be cleaned out and some other damages. 

You can paint, carpet and spruce up bathroom and kitchen for 25 to 50K and add 100K value in a week or 2.

Can anyone recommend a carpet cleaning service in the Raleigh, Durham, Triangle area? 

New paint/carpet/HVAC, but needs a roof, kitchen counters, floor, a deck, and probably bathroom freshening.
