I’m in Georgia and brand new to real estate investing.

Since the property is going into an LLC I would look at this as an opportunity to begin branding if you have a plan to expand beyond this 1. 

Long story short, I don't like factoring in lower costs just because a unit is freshly built/rehabbed. 

We for example, are OK with "Cabin Style" under this brand-new definition - since this issues comes up frequently:Properties with “Cabin Design (Style)” per appraisalreport are eligible if Foundation Walls = Concrete Block Roof Surface = Metal or Shingles Heating = FWA Interior Walls = Drywall or Plaster

I am still 100% fresh, but so far it seems legit and I am getting really excited.  

This home was brand new construction so of course there will be general wear and tear on certain items, and I have photos of items they claim are damaged or missing within the 1st month of me moving in along with a walk though video I took on my last day there after I spent a few days cleaning everything.

So if you're looking to get into multifamily, I would try to identify the people in your area who owns hundreds of units and provide them value in the form of property management, joining their brokerage and bringing them commissions, walking properties for them, starting a meetup to increase their brand.
