Unless you have an arrangement with the buyer for a flat fee or assignment I am not sure how you can run your negotiations with the seller with your end buyer present.I recommend involving the buyer once you have the property under contract or there is nothing to stop them cutting you out of the deal.

Someone with expertise should be able to quote a flat rate for the entire project and for each stage of the project.I would expect a lawyer to charge more if getting paid depends on future events, because that means more risk for the lawyer.

Ill be sure to reach out to Icon to get their rates and services, I've been in contact with AIM and they have quoted me at 9% flat with no additional charges but I haven't spoken to anyone who has used them before and a referral goes a long way.
