I had a brand new gas hot air furnace installed on one unit and that thing could bake a turkey if you left it on the counter.

She recently told me that the oven is broken (it is working, it is just old and takes longer to cook than her new GE one) and she is throwing a fit that I wont just buy a new one (the current one has a flat top and is evidently rare to find at a decent price).

Also a $5k flat rate funding fee.

Unless you have an arrangement with the buyer for a flat fee or  assignment I am not sure how you can run your negotiations with the seller with your end buyer present.I recommend involving the buyer once you have the property under contract or there is nothing to stop them cutting you out of the deal.

Someone with expertise should be able to quote a flat rate for the entire project and for each stage of the project.I would expect a lawyer to charge more if getting paid depends on future events, because that means more risk for the lawyer.

Clause and letting her bake cookies in the property, I was wondering if any of you experienced folks have interesting ideas to attract commercial tenants?

They do it for a flat fee of a few hundred dollars.

Ill be sure to reach out to Icon to get their rates and services, I've been in contact with AIM and they have quoted me at 9% flat with no additional charges but I haven't spoken to anyone who has used them before and a referral goes a long way. 

I can tell you flat out that 1700 is not the total expense.
