I personally wouldn't want to purchase bad assets, even if favorable creative financing was offered and I am confident I can accomplish more buying assets in a more traditional transaction than hunting down the unicorns.

It's far less comfortable day to day having roommates vs your own side of a duplex, but it would allow you to own an asset in a more desirable neighborhood that will likely see greater appreciation over the long term.I hope that helps.

Many of the quads are brick, the stairwells are usually larger (helpful in getting a fridge or furniture up), and you just have a more solidly built structure to work with.

This may only work in a place like Colorado where there is a more established tiny home community and the people are generally a little "crunchier", but if you paid down the homes as fast as possible you could have a real cash cow.
