I see no reason to have a PM because the results are, "Too Many Hands Spoil The Soup".I hated having a PM in Las Vegas.

There are none in Las Vegas.

Las Vegas (and north Las Vegas) figured out 10-20 years ago they didn’t have to build or maintain the streets/parks/etc.

I’m looking for all the digital bells and whistles.

STR can work out in eastern CT, but they have to be near the casino and priced competitively when compared to the hotels in the area.

In one small town in NC, there is a casino being constructed in an area with almost no STRs, it's still 2 years from opening, but what people don't realize is that because of the lack of hotels, and the size of the projects, contractors have no where to stay, two of my clients have bought very cheap housing in the area, modestly furnished it, and have better ROI than almost any other investment they've ever had. 

Las Vegas should be at the top of your list.

BUT, I went looking for it because I was sure I had heard it before…You must have an emergency contact that lives in the same county (Clark if you’re talking about Las Vegas) or within 60 miles.

I agree with the no to the boat and while I am usually fine with tenants finding significant others and moving them in (as long as the occupancy numbers are safe), this one sounds like a gambling debt coming in hot after a night in Vegas.
